Overall Purpose of Job

We are currently looking for an enthusiastic and diligent Project Manager to strengthen the EMEA projects delivery team. The team delivers Project Management services to our international clients outside the UK. Projects under our management range between £1Million to £30Million in capital expenditure and scope varies from office fit-out to ground up construction and the delivery of technical infrastructure.

As a PM your role will be dependent on the size of the projects that you’re working on. You will be expected to lead low value projects <$1.5M and you will support a Senior PM / Project Director on larger or more technically complex projects. Main Duties, Responsibilities & Accountabilities

A Project Manager’s scope isn’t limited to the tasks below. This list has been developed to give you a better understanding of the role to prevent confusion.

  • Set-up an internal kick-off meeting to ensure all commercial and technical aspects of the project are understood.
  • Conduct all planning necessary to prepare for the client kick-off meeting
  • Chair and manage the client / project kick-off meeting to formally start AY’s engagement on the project and there after chair all weekly project progress meetings. Provide a PowerPoint presentation / weekly report for each meeting.
  • Develop all necessary project documentation to agree project processes and boundaries (Project Execution Plan, outline timeline, risk register, project directory etc.)
  • Guide the client in the development of the Project Brief
  • Develop and agree (with the client) the Master Programme
  • Define the project strategy
  • Define the project team and their role and responsibilities (Client SME, LEED, specialist consultants, architects, engineers etc.)
  • Plan and manage all consultants to deliver feasibility studies
  • With the consultants, present feasibility findings to the client and make recommendation as required
  • Manage the procurement process for the consultant’s team (usually architect and engineers). This should include Pre-qualification, shortlisting, RFP documentation, evaluation, reporting and
  • Manage contacting, vendor set-up and PO processes on behalf of the client / with the client’s internal teams.
  • Integrate the design timeline into your Master Programme
  • Drive the design stages and client approval, ensuring you receive Cost Management support as required to maintain and approve budget.
  • Lead value engineering initiatives as required.
  • Manage the General Contractor procurement process. This should include Pre-qualification, shortlisting, RFP documentation, evaluation, reporting and recommendation.
  • Work with cost management team to prepare and monitor project budgets throughout construction.
  • Work with the in-country team to develop weekly project progress reports
  • Identify and manage risks through-out the project
  • Conduct site hand-over and project close-out activities in line with the client’s requirements 

Desired Knowledge, Skills and Experience

  • Previous commercial office fit-out experience demonstrating all aspects mentioned in the previous sections.
  • Experience working in the EMEA region
  • Previous experience working with multi-national clients
  • Solid understanding of construction project processes, construction teams, roles and responsibilities
  • Global tech client experience
  • Language skills nice to have but not essential
  • Experience integrating Sustainability into projects
  • Working knowledge of MSP (Microsoft Project) and other project management applications
  • Risk Management
  • Change control
  • Travel to project locations will be required (assume 1 week per month max.)

Desired Qualifications

  • Bachelor's level degree in a construction-related field like building science, civil engineering, or construction management.
  • Project Management qualification (Prince 2, APMP, PMP etc.)
  • Active involvement in a Professional Institute such as CIOB or RICS.
