Overall Purpose of Job

The Bristol office lease consultancy team provides rent review, lease renewal and related advice on primarily office, retail and industrial property throughout the West Country and South Wales markets although work further afield takes place when appropriate.

We also support and advise our clients on break clauses, lease restructuring, dilapidations and other leasehold related matters as well as providing strategic advice. As a result of a significant workload, we are currently seeking to recruit a Surveyor / Senior Surveyor / Associate to join us.

We require an RICS qualified surveyor up to Associate level to deal with a variety of retail, industrial and office landlord and tenant instructions.

 

Main Duties, Responsibilities and Accountabilities:

The successful candidate will have an outstanding track record in the lease advisory marketplace.  With the ability to add value to our fee revenue, you will have drive and initiative to work with limited supervision to assist in the development of the work within the retail, office and industrial sectors.

Your interpersonal skills will be above average with the ability to build effective relationships.  Above all, you will display initiative and a commitment to delivering quality, which consistently exceeds clients’ expectations.

You must have proven relational/interpersonal skills and possess a high level of energy, enthusiasm and commercial acumen, able to command the confidence and respect of the business and suppliers:

  • Experience in commercial rent review and lease renewal negotiations, being able to interpret the provisions of the lease and in particular the impact on the rent.
  • An awareness of the Landlord and Tenant Act 1954.
  • An awareness of the third-party procedures for both rent reviews and lease renewals. 
  • Ability to write approval reports to clients.


Desired Knowledge, Skills and Experience:

  • Knowledge of and good ability for report writing.
  • Good knowledge of Excel.
